Covenants & Restrictions

Land Use and Building Type

  • Single family residential dwelling — Only one single family residential dwelling not exceeding 2.5 stories in height above ground.
  • No mobile homes, modular homes, shell homes or log homes may be erected or permitted to remain on lot.
  • Private garages, outbuildings, fixed piers and floating dock facilities affecting residential use of any lots permitted are subject to ALRC approval.
  • Fences cannot be erected between the road and the front face of dwelling.


Minimum Dwelling Size

  • Any one-story dwelling: 1,800 HSF;
  • One and one-half story dwellings: 2,000 HSF with 1,400 HSF minimum on ground level;
  • Two – two and one-half story dwellings: 2,200 HSF with 1,200 HSF on ground level;

Building Construction and Quality

  • No building shall be erected unless it is completely underpinned with solid brick, brick/stone covered block or stucco foundation.
  • Roofs (except dormers) of not less than 8-inch pitch and not less than 12-inch overhang.
  • Exterior of all homes and other structures must be completed within one (1) year after the commencement of construction.
  • Exterior surfaces of asbestos shingle siding, aluminum siding, imitation brick, exposed cement blocks or log SHALL NOT BE PERMITTED.


Architectural Guidelines

  • Architectural & Landscape Review Committee approval is required before house construction begins.
  • Fees for ALRC may be required.


Minimum Building Setback Lines

  • Setbacks from Lake Hickory are 50 feet.
  • Roadway setbacks are 35 feet.
  • Side lot setbacks are 15 feet.
  • Rear setbacks for non-waterfront lots are 35 feet.
  • Confirm individual lot setbacks on final plat.


Antennas, Satellite Dishes or Discs

  • Satellite dishes must be one meter or less and must be screened from road and lake.
  • Freestanding radio and/or television towers or antennas are not permitted.


Boats, Campers, Trailers & Motor Homes

  • Outdoor storage of boats, campers, trailers or motor homes is not permitted.
  • A community storage facility for boats, campers, trailers or motor homes is available in Phase II of River Bend.


Piers and Docks

  • Individual piers and docks may be installed on a waterfront lot within the specified pier envelopes.
  • All waterfront structures must be approved by Duke Power and the ALRC
